Neighbourhood Officer

Job Description

To ensure that the services we deliver are customer focused and responsive to local needs and delivered in line with Wandle’s values and behaviours. Ability to work within a busy team to meet local and key performance targets. Delivering and improving services; obtaining value for customers; working in partnership with stakeholders, external partners and colleagues.

Responsibility for delivering effective neighbourhood services including;

Tenancy Management - Dealing with breaches of tenancy and leasehold agreements, including nuisance, harassment and misuse of property. - Process mutual exchanges, successions and all other types of assignments. - Review applications for management transfers and make recommendations.

Estate Management - Carry out regular estate inspections, monitoring service contracts and acting as the conduit to drive up standards. - Work with the Estate Services and Compliance Teams to ensure issues are resolved and residents’ enquiries and health and safety issues are dealt with in a timely manner.

Anti-Social Behaviour - Deal with all anti-social behaviour on your patch. - Ensure that cases are logged, investigations are carried out and complainants are kept updated. - Progress tenancy enforcement action where requried and lead on legal cases with the assistance of the Legal Team.

Void & Lettings Management - Support the management of empty properties on your patch and work with the Repair and Allocations Teams to ensure efficient turnaround. - Undertake assessments and viewings to ensure suitability of accommodation.

Customer Involvement - Ensure that residents’ views and priorities are central to how our services are delivered. - Work with residents and fully engaged them in any changes to our policies or procedures. - Attend residents meetings and work with the engagement team to improve customer satisfaction. - Effective communicate with residents and ensure communications are responded to in line with Wandle’s policies and procedures.

Neighbourhood Improvement - Engage with customers and local communities to design services that make a difference to peoples’ lives. - Work with teams across Wandle to ensure that services are improved on your patch and in the neighbourhood.

Personal Specification

The ideal candidate will be resilient and use their initiative to resolve residents’ and tenancy issues, whilst ensuring that they are consistent in adhering to Wandle’s values, policies, and procedures. You will: Be computer literate with good knowledge of Word and Excel packages Have a sound knowledge of Landlord and Tenant legislation and best practice, supported by practical experience Have experience of dealing with all issues related to tenancy and estate management Have a knowledge of effective strategies available in the management of ASB, supported by practical experience Have a sound knowledge of resident involvement and stakeholder engagement Have an excellent understanding of customer care and quality issues
